Pier and Beam vs. Slab Foundation Repair in Lubbock: How Each Is Fixed

Short answer: a pier and beam house is usually repaired from the crawl space by shimming, replacing wood framing, or adding supports. A slab house is usually repaired by underpinning (piers driven or drilled under the slab) or by pumping grout under it. Which one you have decides how the crew gets to the problem, more than how bad it is.

Why Lubbock foundations move

Much of the Lubbock area sits on clay soils that swell when wet and shrink when dry. Pullman clay loam, a common Southern High Plains soil, is described by USDA as slowly permeable, with cracks about 1 cm wide running through its layers when dry (USDA NRCS, Pullman series). Research summarized by HUD explains that when soil at the edge of a house dries and shrinks, the edges drop, and when edge soil gets wetter than the soil under the middle, the edges lift (HUD, Cityscape). Both foundation types are affected. They just show it differently.

How pier and beam foundations are repaired

The Texas Section of the American Society of Civil Engineers (ASCE) publishes widely used guidelines for repairing residential foundations. For pier and beam houses, it lists four main repairs (ASCE Texas Section, Guidelines for the Evaluation and Repair of Residential Foundations, Version 3):

Pros: the crawl space gives direct access, so work rarely means breaking concrete, and shims can often be re-adjusted if the soil moves again. Cons: problems often include rotted wood or poor drainage under the house, which have to be fixed too or the floor will settle again. For local ranges, see our pier and beam repair cost guide.

How slab foundations are repaired

ASCE Texas lists slab repair methods including underpinning, grouting, mudjacking, crack injecting, tendon stressing, and partial demolition and reconstruction.

Pros: underpinning gives deep support at the problem points. Cons: interior work may mean tunneling or breaking flooring, and a partial repair leaves the rest of the slab on the same soil. Our foundation repair cost guide covers slab pricing.

After either repair

ASCE recommends testing water supply and drain lines for leaks after any jacking or lifting, and repairing any leaks found. Gas lines may need adjustment. It also calls for the engineer, or the engineer's representative, to measure floor elevations after the work and keep a record. Ask for those numbers; they are your baseline if the house moves again.

Which fits your house?

You don't choose between pier and beam and slab repair; your foundation type does. The real choices are how much of the house to treat, whether to fix drainage and plumbing first, and whether to get an independent engineer's plan before hiring a contractor. Request an evaluation below and we'll pass it to an independent local foundation company. There is no cost to you and no obligation to hire.

Frequently asked questions

How do I know if my house is pier and beam or slab?

Look for a crawl space vent or access door in the foundation wall outside, or a hatch in a closet floor. If the floor sits directly on concrete at ground level with no crawl space, it is a slab.

Is pier and beam foundation repair easier than slab repair?

Access is usually easier because the crew works from the crawl space with shims, framing repairs and added supports. Slab repairs often need excavation or work under the slab for underpinning.

Will foundation repair make my floors perfectly level?

Not necessarily. The ASCE Texas guidelines say it is unlikely that elevation adjustments will result in a level foundation.

Does underpinning fix the whole slab?

No. ASCE notes that underpinning will not improve the performance of the foundation in areas that are not underpinned.

Should plumbing be tested after foundation repair?

Yes. ASCE recommends leak-testing water supply and drain lines after any jacking or lifting, and repairing any leaks found.

Is Hub City Foundation Repair a contractor?

No. We are a referral service. We pass your request to an independent local foundation company that may contact you with a quote.
